An Easy Attraction for Your Listing: High Quality Photography

September 19th, 2012 | by: SM SOLD | Posted in : Marketing, Services

High quality photography is one of the most effective tools for marketing your home.  Incorporating beautiful photos of your listing is a simple way to lure in potential buyers or to separate unnecessary showings.  You may be offering a magnificent home, but the selling of the home will struggle if the photos of your home don’t do their job.  Poor photography can drive interested buyers away from your home in an instant.   Establish a good first impression with your potential buyers through visually stunning photos of your home.

Photograph attractive Spaces

Listing photography should always display your most attractive rooms.  Always include photos that showcase important rooms to a household such as the kitchen, family room, and the master bedroom. Your photos should make each room look and feel spacious and inviting, and be properly staged.  Be sure to include a description of the sizing and dimensions of each room.

Light It Up

All photos should be light, bright, and welcoming in a manner that instantly catches your eye.  Never include photos that are dim, dark, or poorly lit.  Take all your photos during the time of day that offers the best natural lighting.  Open all window coverings and doors to let the most light into each room you photograph.  Never use flash photography as you want your photos to look natural and exhibit natural colorings of each room. Flash photography tends to misrepresent colors or appear too harsh.

Shooting Style

Consider hiring a professional photographer that specializes in architectural photography.  Aim to highlight your home’s unique architecture rather than the interior design or décor. Capture the complete architectural design of each room and take photos from the far corners of each room and low to the ground.  By doing so, your photos will reflect more flooring and the room will appear larger. Removing all rugs also adds more visual floor space in a room, maximizing the look of the square footage.

Visual presentation through listing photography generates interest and excitement, inviting buyers to want to visit your home in person. According to the Wall Street Journal article from August 2012 “Get a Picture-Perfect Home Sale,” research from the National Association of Realtors revealed that 98% of home buyers who searched for a home online said photos were among the most useful features of real-estate websites.
