Orange County\'s New Home Developments

The Orange County Register’s “New Home Development Snapshots” showcases an extensive list of more than 50 new housing projects that have gone on sale in Orange County since September 2012, with more than 3,300 new homes. Below you will find a sampling of current projects, based on data from MarketPointe Realty Advisors and supplemental information from builders and their websites. (Note: developments are listed from largest to smallest)

Sendero

Developer: Rancho Mission Viejo LLC is master developer. Builders include: Shea Homes, Standard Pacific Homes, Ryland Homes, Del Webb, William Lyon Homes, TRI Pointe Homes, Sea Country Homes and Meritage Homes

Location: Just outside San Juan Capistrano at Rancho Mission Viejo

Units: 941 houses and townhomes, plus 286 apartments

Description: The first phase of Rancho Mission Viejo’s 14,000-unit development, with eight builders offering 11 housing products, including 286 homes in the 55-plus gated Gavilan enclave, most of them one-story homes. Townhomes are priced from the $300,000s and houses start under $600,000.

Sales: began June 29

Pavilion Park

Developer: FivePoint Communities is master developer. Builders include: Lennar, Ryland Homes, K. Hovnanian Homes, Pulte Homes, William Lyon Homes, Taylor Morrison, Richmond American Homes and Shea Homes

Location: North of the Orange County Great Park near Sand Canyon Avenue and Irvine Boulevard in Irvine

Units: 726 houses and townhomes

Description: The first phase of residential development near the Orange County Great Park, with one- and two-story homes. Starting prices range from just under $800,000 to more than $1.2 million

Sales: began Sept. 28

Cypress Village

Developer: Irvine Pacific Homes

Location: Between Jeffrey Road and Sand Canyon in Irvine

Units: 583 houses

Description: Energy-efficient, three to five bedroom homes with 1,800 to 2,700 square feet in the Magnolia, Marigold and Mulberry subdivisions. Prices started in the low $700,000’s.

Sales: began May 4

Stonegate: Saratoga and Mendocino

Developer: Irvine Pacific Homes

Location: Stonegate community in Irvine

Units: 463 houses

Description: Three and four bedroom houses with 1,900 to 2,450 square feet. Starting prices ranged from under $700,000 to under $900,000.

Sales: began Sept. 22

Central Park West

Developer: Lennar

Location: Near Michelson Drive and Jamboree Road in Irvine.

Units: 233 townhomes

Description: Urban development opening new townhomes in the Lennox, Madison, Soho and Manhattans projects with prices ranging the $400,000’s to $700,000’s.

Sales: began in May.

Brightwater

Developer: Woodbridge Pacific Group

Location: Overlooking the BolsaChica wetlands in Huntington Beach

Units: 155 homes

Description: Houses built on the mesa near the wetlands, with prices starting at $1.4 million for homes in the Capri project, $1.6 million at Seaglass and $1.8 million at Azurene.

Sales: began in the first quarter of 2013.

Campanilla

Developer: Taylor Morrison

Location: Near the San Juan Hills golf course, San Juan Capistrano

Units: 132 houses

Description: Two-story homes in the Artisan and Villa subdivisions ranging from 1,800 to 3,100 square feet. Prices start at $640,000.

Sales: began in late 2012.

Garden Hill

Developer: KB Home

Location: Portola Springs in Irvine

Units: 93 houses

Description: Two-story, five-bedroom homes starting at $947,000

Sales: began September 2012

Colibri

Developer: Ryland Homes

Location: Portola Springs in Irvine

Units: 92 houses

Description: Two-story homes with three to four bedrooms. Priced from $767,500

Sales: began June 15; 19 homes have sold so far.

Cambria and San Mateo

Developer: Irvine Pacific Homes

Location: Stonegate development in Irvine

Units: 71 townhomes in Cambria, 105 houses in San Mateo

Description: Two- to three-bedroom townhomes starting around $600,000; two-story houses staring in the high $600,000’s.

Sales: began Jan. 26

Tesoro Trails

Developer: D.R. Horton

Location: Off the 241 toll road in Rancho Santa Margarita

Units: 66 townhomes

Description: Two- and three-story townhomes; prices started in the low $500,000’s

Sales: began Feb. 16

Arcadia

Developer: TRI Pointe Homes

Location: Stonegate community in Irvine

Units: 61 houses

Description: Four- and five-bedroom homes and 2,900 to 3,600 square feet. Prices start at $1.2 million.

Sales: began June 29

La Cresta

Developer: Brookfield Residential

Location: Woodbury area in Irvine

Units: 60 houses

Description: Two-story, four- to six-bedroom homes with 3,600 to 4,100 square feet. Prices start in the mid $1 millions.

Sales: began June 29

Willow Bend

Developer: William Lyon Homes

Location: University Park in Irvine

Units: 58 houses

Description: Three- to five-bedroom homes with 2,200 to 2,600 square feet; prices started above $1 million.

Sales: began in spring 2013

Quinterra

Developer: Taylor Morrison

Location: Portola Springs development in Irvine

Units: 51 houses

Description: Two-story, four bedroom homes starting at just over $1 million.

Sales: began June 29.

The Branches

Developer: William Lyon Homes

Location: Woodbridge area of Irvine

Units: 48 houses

Description: Two-story, three- to five-bedroom homes with up to 2,500 square feet. Prices started above $1 million.

Sales: began in winter 2013.

Sea House

Developer: MBK Homes

Location: A mile from Pacific Coast Highway, west Costa Mesa

Units: 33 townhomes

Description: Three-story, high-density detached homes with roof decks. Prices start above $600,000.

Sales: began Sept. 21.

Highland Estates

Developer: Fieldstone Communities

Location: Trabuco Highland Community in Rancho Santa Margarita

Units: 8 houses

Description: Homes with primarily European-style architecture, priced from $825,000

Sales: began in fall 2012. Sold out.
